Lot 23 Lynch RD Delhi, NY 13753

Located at the end of a town-maintained dead-end road just minutes outside the village of Delhi, NY, this package includes four separately deeded parcels totaling approximately 18.937 acres. The terrain is classic Western Catskills, moving through three distinct zones: a cleared upper meadow with long, sweeping views; a semi-wooded middle ground; and a lower gorge where water tumbles over glacier-rounded boulders, forming natural pools and small waterfalls — the kind of spot that feels lifted from a nature documentary. The meadow was cleared years ago with a building site in mind, and while brush has crept back in since, that regrowth has made the upper acreage prime deer habitat — a trade worth making for hunters, even if it means slower going on foot. Clearing it back would be straightforward, and the path through the middle ground looks like a natural fit for a homesite, with the terrain doing a lot of the work already. At five minutes from the center of Delhi and under twenty to Oneonta, this is a rare combination of seclusion and convenience — four parcels, three landscapes, and real upside for the right buyer.
